Hometract Cottage is a historic one bedroom home (NRHP, circa 1800) centrally located 15 minutes or less from Charlottesville, UVA, Crozet, Monticello, wineries and more. The cottage features ensuite bath, fully stocked kitchen, living/workspace with comfortable sleeper sofa, mature landscaping for privacy, and covered front porch. Hometract is a quiet 3-acre property with terraced garden views. Visit our chicken coop, relax in the hammock, or walk to the garden shop or Duner's restaurant.

Good to know

Hometract Cottage is listed on the National Register of Historic Places and is believed to be one of the oldest structures in Ivy, built around 1800. The cottage may have served as general store for travelers on the historic Three Notch'd Road. Originally a single room on a fieldstone basement, the cottage was expanded last century to include a bedroom and ensuite bathroom. The door is the original reinforced panel door, believed to have been installed to secure the products in the General Store. Most windows are original with the waves and bubbles that characterize century old glass. For all its historic charm, Hometract Cottage is an updated, comfortable and well-appointed home with all modern amenities. Relax after a day out with complimentary HBO Max, Netflix, Hulu, ESPN, DIsney+ and Amazon Prime streaming services on smart TVs in the bedroom and living room. The property is served by high-speed internet and Nest thermostat controlled AC and heat pump. Both the king bed in the bedroom and the full-size mattress on the sleeper sofa are comfortable memory foam. The living room provides a smart speaker with complimentary Spotify or connect your own device with bluetooth. The downstairs kitchen is stocked with cooking supplies, coffee, tea and creamer, and a welcome basket with complimentary drinks and snacks. Additional gourmet snacks are available for purchase from our pantry cabinet. Separated from the main house by mature boxwoods and vegetation, the cottage offers a quiet and peaceful retreat. The covered front porch is ideal for evening cocktails. Enjoy breakfast at the kitchen island with views of Hometract's three park-like terraces as the property slopes down to Little Ivy Creek.

Other Details to Note

Our goal is to ensure Hometract Cottage is beautiful, comfortable, convenient and safe for all our guests. Unfortunately, because the cottage is a historic structure not built to modern code requirements, the cottage is not accessible to guests with special needs. Our flagstone garden path to the cottage may be difficult for guests with wheelchairs or rolling walkers. A step is required to enter the porch and again to enter the house. The stairs to the kitchen are nonstandard depth and the stairway is narrow. The interior of the cottage does not provide a comfortable turning radius for wheelchairs. And the cottage bathroom does not provide handrails or other accessible features.

Hometract is located in historic Ivy, a rural area characterized by mature forests and rolling hills. We have the privacy of a rural area with few neighbors but also easy access to I-64 & Rt. 250 putting Crozet, Ivy, Charlottesville, Monticello, Keswick, and more all within easy reach. We are walkable to the Ivy Corner Garden and Gift Shop, local favorite Duner's Restaurant, and the Wine & Country gift shop. Boars Head Resort is only 5 minutes down the road with its golf course, restaurants, spa, and music and events. The Foxfield Races are only 10 minutes away. Road cyclists can enjoy the popular Dick Woods Taylor Gap route passing right past Hometract's entrance. Enjoy the best spirits that Charlottesville has to offer with Ragged Branch Distillery a few minutes away, and Potters Craft Cider, Starr brewery, and more than a dozen wineries all within 15 minutes.

Guest Access

Guests have exclusive access to the full cottage, the private front porch and garden area in front of the cottage and the shady area behind the cottage with hammock. Guests are welcome to stop by the chicken coop to greet the chickens (please do not open doors) and stroll down to Little Ivy Creek.

Juli’s cabin was great. Best Airbnb I’ve booked for the last few years. It was a quiet a beautiful lot. Super close to Charlottesville and other activity spots around. It was also clean and a unique cottage with a lot of charm.

Julia and DJ were great hosts and we thoroughly enjoyed our stay at this beautiful historic cottage. The cottage has everything you need and was nice and warm in the winter. It is off the beaten path, but still close to Charlottesville and a great place to stay for a trip to Monticello. We had the added bonus of staying through a couple of snow days and enjoyed a few sled rides down the nearby slopes. Thanks again Juli and DJ.

My husband and two toddlers all stayed the holidays here and it was absolutely perfect. The kids shared the sofa bed in the living room and my husband and I took the bedroom but could keep an eye on them bc they are conveniently next to each other. The kitchen was fully equipped and we made many meals while we were there! There was even a little “minibar” area where you could purchase little snacks and beverages (this really saved us when we arrived at midnight with a hungry 2 & 3 year old. The surrounding are was so beautiful and quiet, even the charming chicken coop next to us was somehow absolutely silent. Edie was nice enough to come out and show my kids the chickens and teach them how to pet and feed them. We also went for a lovely walk around the property to check out the stream. This whole place felt like a fairytale and when you’re spending Christmas away from your own home, you could only hope to stumble upon a house that felt this special.

Juli’s cottage was adorable and perfect for our family of four. It was small, quaint, and we loved the older elements of the home. Juli was a wonderful hostess who was incredibly communicative and friendly. Terrific stay!
